Elevating Workspaces: A Recent Tenant Improvement Project by MAI Construction
At MAI Construction, we are proud to showcase our recent confidential client project that involved transforming a commercial space into a state-of-the-art facility designed to elevate workspaces and enhance productivity. This tenant improvement project was a testament to our expertise in executing complex construction projects while ensuring minimal disruption to ongoing operations.
Project Overview
The project comprised three distinct phases, each contributing to the overall enhancement of the building. The first phase focused on a 24,000 square foot tenant improvement of the 2nd-floor office space. This phase involved the creation of new executive offices, a modern breakroom, team and huddle rooms, as well as several conference rooms, all designed to foster collaboration and innovation.
In the second phase, we expanded the office space by 12,000 square feet and introduced 8,000 square feet of cutting-edge labs. This phase included the installation of new HVAC equipment, a backup generator, and a loading dock, along with support rooms for a large QC lab. A highlight of this phase was the creation of a spacious breakroom and all-hands meeting space, catering to the diverse needs of the client's workforce.
The third and final phase centered around the construction of a 2,000 square foot cGMP suite using clean room premanufactured panels. Working closely with a modular clean room contractor, we oversaw the coordination and installation of essential systems such as fire sprinklers, alarms, casework, and specialty items, ensuring compliance with industry standards and regulations.
