MAI Construction was retained to provide tenant improvements to an existing 1960s medical center building located on the 3rd floor. For this MEP design-build project, multiple existing suites were demolished to create one large suite that includes exam rooms, offices, storage, and IT closet, reception/waiting area, break room, and restrooms. Installations included a new HVAC unit, new electrical (including 2 new panels), and new plumbing throughout. Asbestos remediation work was completed throughout the entire suite, including in old sheetrock and plumbing. Coordination with the second occupied areas had to take place in order to do the asbestos remediation, plumbing demolition, and mew plumbing installation. ADA upgrades were performed on the existing parking lot and a wheelchair access ramp was constructed. Installations in suite area included new framing, drywall, paint, acoustical ceilings, millwork, doors and frames, lighting, and window treatments.
