Lab/Office Tenant Improvement and cGMP Support

The Arcellx TI consisted of three phases of work, all while the building was occupied. The first phase was a 24,000 SQ FT TI of their 2nd-floor office space, including new executive offices, a breakroom, team and huddle rooms, and several conference rooms. The second phase included 12,000 SQ FT of office space and 8,000 SQ FT of new labs. This involved a large breakroom/all-hands meeting space. The labs included new HVAC equipment, a backup generator, and a loading dock, as well as several support rooms for a large QC lab. The third phase supported a 2,000 SQ FT cGMP suite built with clean room premanufactured panels. This space was primarily constructed by the modular clean room contractor, with MAI overseeing
oordination and installing fire sprinkler systems, alarms, casework, and specialty items.
