Corporate Campus Remodel
& Tenant Improvement

MAI Construction was retained by a confidential client to remodel Buildings 1, 2, and 3 on their corporate campus, and to facilitate various tenant improvements to Building 4.
The campus is a prime example of how team collaboration and partnership can deliver a 161,000 SF tenant improvement, site and shell upgrade in record time. The remodel consisted of transforming the existing 1980s buildings into state-of-the-art, LEED Silver work spaces and labs. Construction included structural upgrades to the building including construction of a 30,000 SF steel mezzanine for additional office space, a new corporate cafe, fitness center, data center, research and development laboratories, cool roofs and eleven electric vehicle charging stations.
The interior space of Building 4 was completely gutted and remodeled. A new lobby was built on the southwest side of the building. Existing HVAC units on the roof were removed and new units were installed. New timbers were installed to support the new HVAC units and foam roofing was sprayed on the entire roof. All exterior windows and frames were removed and replaced. New windows and door openings had to be cut on the back side of the concrete tilt-up. All existing sidewalks had to be replaced for ADA compliance on all three sides of the building. Landscaping was also replaced throughout the vicinity and sport court and LED site lighting were installed.
